Lot layout that maximizes usable area while respecting setbacks, easements, drainage, and access. Iterative; surveyor + civil engineer + planner work together.
Stormwater management
Detention basins, swales, pipes designed to control runoff. Surveyor provides topo + boundaries; civil engineer designs the system.
Right-of-way
Strip of land dedicated for public use (road, utility). Width is set by local ordinance; ROW maps are critical for any work near roads.
Setback
Minimum distance from property line that buildings can be located. Front, side, rear setbacks vary by zoning.
Construction implementation
Stake-out, as-built, and final survey. Each stage has its own deliverable and review.
